Measurements matter as much as photos. Square footage of affected membrane, linear footage of damaged flashing, and the count of compromised penetrations turn a narrative into a quantity an estimator can price. A written report that says wind damage near the northeast corner is far weaker than one that states how many square feet of membrane were displaced, which fasteners backed out, and where the underlayment is now exposed.
We walk the roof with the adjuster whenever the schedule allows it. Standing on the deck together, pointing at the same lifted seam or the same cracked pitch pan, resolves disagreements faster than a phone call ever will. We bring our inspection notes, our photos, and our measurements to that walk so the conversation stays anchored to specific, verifiable conditions rather than general impressions.
An insurance estimate written from a drive-by or a partial roof walk tends to under-scope the repair. Our job is to make sure nothing legitimate gets left out: code-required upgrades that current building and energy standards trigger once a roof section is opened up, tapered insulation and drainage corrections where the original design left water sitting, and material matching so a patched section does not leave a mismatched membrane next to undamaged roof.
